Individualized Major - Justification

    My ultimate career goal is to become an Urban Developer.  But to give my aspirations one single title does not really do me justice.  I broadly define an Urban Developer as an individual engaged as an entrepreneur in the process of planning and implementing the construction process of related groups of structures within an urbanized area.  An Urban Developer can or cannot decide to go into business for himself.  In my case I've determined it is a necessity.  I intend to invest in real estate as well as fulfilling the other responsibilities of the perspective.  These include such things as:

   1. Determining the feasibility of a project.
   2. Finding the financing for a project.
   3. Determining the proper location and utilization of buildings.
   4. Overseeing the construction of a project.
   5. Determining the efficient and proper use of land through-out an urban area.
   6. Giving consideratioon to the all-encompassing experience that the buildings exert upon its users.

    Generally, one must consider the physical characteristics of a site or community, its social aspects, its economic aspects, its legal aspects, its market usage, and urban design principles.  It must be noted that some of these responsibilities are over-lapping with other perspectives, which, however, is necessary for the cooperation among perspectives for the success and completion of a project.

    Unfortunately, there are no "pre-arranged majors" into which these responsibilities are best directed.  There are, of course, other methods in which I could go about obtaining the knowledge necessary for this career.  However, through the courses that I have chosen, I feel that the "Individualized Major" at Kent State University is my best option.  It allows me to eliminate courses that are not complimentary to the responsibilities listed, while at the same time allowing for the selection of those that are more suitable.

    Real estate development is especially important to urbanized areas because of the long term commitments to which most land uses subject a community.  Once the characteristics of real estate development are determined, they establish a community's economic and social pattern.  This pattern, in turn, helps determine the nature of further development and growth.

    Unfortunately, the real estate development process has been implemented poorly in many past efforts and it has received a poor public image.  However, Developers have begun to prepare better justification for their proposed projects by incorporating the long range planning and urban design perspectives into the profit equation.  The incorporation of these perspectives work to prevent the "fast buck" Developer from stripping a site and building substandard structures for quick resale.  Thus it is evident today that the role of the Developer is and will continue to become much more professionalized.  Therefore, I feel that it is absolutely necessary to have the proper education to become successful in such a career.
