Due Diligence is not just for commercial real estate!
The new North Carolina Standard Offer to Purchase puts much more emphasis on the due diligence period with its corresponding “time off the market” payment. This is not the same as escrow, and many agents are struggling with how to comply and advise clients.
I am a true Buyers Agent because I believe in learning as much I can about a property by constantly digging deeper. That’s a different approach than “convincing you to like colors and style of a house. There are just so many issues involved in real estate today, don’t you want someone who really cares to find them all?
Market Research, while similar to due diligence, involves the larger area. Why is the Raleigh-Durham market #1 in the country overall? Why have we not experienced the over supply of houses and a high foreclosure rate? Which neighborhoods are currently on the downslide and which are too new to see any appreciation?
